Professional IAQ testing to evaluate what you and your family are breathing. Screens for VOCs, particulate matter, carbon dioxide, mold spores, and other airborne concerns.
The EPA estimates that indoor air can be 2–5 times more polluted than outdoor air. Many sources of indoor pollution (VOCs from building materials, allergens, mold spores, combustion byproducts) are invisible and odorless, making professional testing the only reliable way to understand air quality in a home.
FYI Home Inspections provides comprehensive IAQ testing that evaluates a range of airborne particles and environmental conditions including volatile organic compounds (VOCs), particulate matter, carbon dioxide levels, temperature, humidity, and mold spore counts.
Results provide actionable data so you can make informed decisions about ventilation, filtration, and remediation, protecting your family's health from day one.

Detection of termites, carpenter ants, wood-boring beetles, and other wood-destroying organisms that can silently compromise your home's structure. Protect your investment before it's too late.
Wood-destroying insects (WDI) can cause severe structural damage before you ever notice a problem. FYI Home Inspections provides thorough WDI inspections to identify active infestations and evidence of past activity, giving you the information you need to negotiate, treat, or walk away with confidence.
Our WDI inspection covers visible and accessible areas of the structure, including the basement, crawl space, attic framing, exterior wood, and attached structures. A formal WDI report is provided, which is often required by lenders for real estate transactions.

Professional water quality testing to identify contaminants, bacteria, and unsafe conditions in your drinking water. Know what's in your water before you move in.
Clean drinking water is non-negotiable. FYI Home Inspections offers water quality testing for well and municipal water sources to help you understand what's flowing through your taps.
Our water quality test screens for common contaminants including coliform bacteria, nitrates, nitrites, pH levels, hardness, and other indicators of water safety. Results are sent to a certified laboratory for analysis, and we'll walk you through the findings so you understand what they mean for your family.
Water testing is especially important when purchasing a home with a private well, but is a smart add-on for any inspection, giving you peace of mind or the leverage to request remediation.

Radon is a colorless, odorless radioactive gas and the second leading cause of lung cancer in the US. Testing is the only way to know if your home has elevated levels.
Radon is produced naturally when uranium in the soil decays and can accumulate to dangerous levels inside any home, regardless of age, construction type, or location. According to the EPA, radon is responsible for approximately 21,000 lung cancer deaths per year in the United States.
FYI Home Inspections uses professional-grade continuous radon monitors that take multiple readings per hour for greater accuracy. Unlike short-term passive canisters, our monitors include tamper detection and environmental tracking so you can trust the results.
If elevated levels are detected (above the EPA action level of 4 pCi/L), we'll explain your options and what mitigation looks like, so you have clear, actionable information to move forward.

Garages, sheds, barns, workshops, and other structures on the property deserve the same scrutiny as the main home. We inspect all outbuildings for structural, electrical, and safety issues.
An outbuilding (whether a detached garage, workshop, barn, or storage shed) can add significant value to a property, but can also carry hidden problems. FYI Home Inspections evaluates outbuildings with the same thoroughness applied to the main structure.
Our outbuilding inspection covers structural condition, roofing, exterior, electrical systems (if present), flooring, doors, and overall safety. Findings are documented with photos and included in your inspection report, so you have a complete picture of everything on the property.
Adding an outbuilding inspection to your home inspection is a smart investment - you want to know about issues before they become your problem.

A camera inspection of the main sewer line from the home to the street. Identify blockages, root intrusion, pipe damage, and costly issues before they become your problem after closing.
A sewer scope inspection uses a flexible waterproof camera to visually inspect the main drain line running from your home to the municipal sewer or septic system. It's one of the most valuable add-ons you can get, because sewer repairs can cost thousands of dollars and are not covered by standard home inspections.
FYI Home Inspections inserts the camera through a cleanout access point and advances it through the line, recording video of the pipe's interior. We look for root intrusion, pipe sags (bellies), cracks, blockages, misaligned joints, and deterioration.
You'll receive a video recording along with a clear explanation of findings, so you know exactly what's going on underground before you close.

A dye test evaluates whether your septic system is functioning properly by tracing the flow from the home to the drain field. Catch failures before they become expensive emergencies.
Homes not connected to municipal sewer rely on septic systems, and a failing septic system can be an extremely expensive problem. FYI Home Inspections performs septic dye tests to evaluate basic system function and identify signs of failure.
During the test, a non-toxic fluorescent dye is introduced into the system while water is run through the home's plumbing fixtures. The drain field and surrounding area are then inspected for dye surfacing, which indicates system stress or failure.
A septic dye test is an important part of due diligence for any home with a private septic system, and is often required by lenders or municipalities during a property transfer.

A complete evaluation of your in-ground irrigation system, checking zones, heads, backflow preventers, and controllers. Make sure the system works efficiently before you take ownership.
In-ground irrigation systems are a valuable feature but can hide problems that lead to water waste, landscape damage, or backflow contamination. FYI Home Inspections evaluates the full system to make sure it's working as intended.
Our lawn irrigation inspection covers all available zones, sprinkler heads (coverage and condition), backflow preventer, controller programming and function, shut-off valves, and visible supply lines. We identify broken heads, pressure issues, coverage gaps, and malfunctioning zones.
Knowing the condition of the irrigation system before closing means no surprises when the season turns and the first water bill arrives.
